Alisha Perry
I'm Alisha, the owner and mortgage broker behind Alisha Perry Finance. I've been working in finance and broking since 2017, and in January 2024 I took the next step and started my own business.
I work from home in Bunyip, and almost everything happens over video. That surprises people at first, and then they realise it means we can talk at 8pm when the kids are down, or on a Tuesday between meetings, instead of finding an hour to sit in an office. I build appointments around family — mine and yours.
For me, being a broker is about taking the time to understand your situation, what you're trying to achieve and what's important to you. You're at the centre of the process, and I work at a pace that suits you — taking the time to explain things, answer your questions and make sure you feel comfortable with the decisions you're making.
Outside of finance, family is a big part of my life. I'm a wife and mum to three boys, so weekends often revolve around kids' sport — footy in winter and basketball at other times of the year. I still love playing basketball myself, so there's usually a fair bit of sport happening in our household!
Running my own business from home gives me the flexibility to balance work and family, while also giving me the opportunity to build the kind of personal, hands-on service I believe clients deserve.
The five Cs of borrowing
What I look at, before anything else.
Your personalised assessment forms the foundation of your finance journey, and helps identify the most suitable lending options for your circumstances.
What you have available to put in — your savings, a gift, the equity in something you already own. Lenders also care where it came from and how long it has been yours, which catches people out.
This is how much a lender will approve based on your income, liabilities, living circumstances and living expenses.
This is the conversation we have. It's not about how much a lender will approve, but what works to allow the lifestyle you want once the loan settles. We will discuss potential adjustments and extra expenses you will incur.
The property itself. What you are buying, where it is, and what a lender thinks it is worth — which is not always what you paid for it.
Your track record. How you have handled credit and commitments up to now, and anything on file that we are better off knowing about early than explaining late.
Best Interests Duty
When I provide credit assistance for consumer lending, I am legally required to act in your best interests — not to sell you a product.
It is a duty I take seriously, and it reflects how I have always worked. I compare my panel of lenders and recommend what genuinely suits your situation.

I'm not here to simply say here's a loan. I'll explain it as we go, the pros and cons, and the reasons behind my recommendations, so you understand the decisions you're making.
Here beyond settlement
Annual reviews, the next purchase, and the questions in between. Settlement is the start of it, not the end.
