That's what lenders call capacity: how much a lender will approve based on your income, liabilities, living circumstances and living expenses. Every lender assesses it differently, which is a large part of why comparing them matters. The repayment calculator will give you a feel for the numbers, and a real answer comes after a proper look at your situation.

Not always. There are lenders and government schemes that work with less, though borrowing above 80% usually means lender's mortgage insurance, and eligibility for any scheme is subject to its own criteria. It's worth a conversation before you rule yourself out.
It varies with the lender, the property and how quickly documents come together. What I can tell you is where you are at each stage — I'll keep you updated through submission, approval and settlement rather than leaving you wondering.

No. Almost everything happens over video, which means we can talk at a time that actually suits — in the evening, or between meetings — instead of finding an hour to sit in an office. I am Melbourne based and I work with clients right across Australia.
No, and people tell me they feel comfortable asking me anything. If you're not sure what a term means or why something is being asked for, say so. Understanding your own loan is the point.
No. I focus on home, investment and construction lending, and I'd rather tell you that than take on something outside what I do well.
